We are a residential home builder in the Seattle area and we’re looking for an experienced Construction Superintendent. The Superintendent is responsible for planning and managing all of the construction requirements associated with residential single-family, multi-family, townhome, mixed-use, and light commercial projects. The Superintendent is responsible for managing the project to the schedule and budget provided. This is a “hands-on” position with an emphasis on the management of day-to-day activities on multiple construction sites to assure schedules, cost, safety, and quality objectives are being attained with maximum efficiency. The Superintendent is expected to pitch in and help with all aspects of the job as required to achieve all objectives. The successful applicant will build strong relationships with Company employees, subcontractors, city inspectors, and site neighbors based on mutual respect.

The Superintendent reports directly to the Construction Manager and coordinates as a peer with the Project Managers. He/She has supervisory responsibility for Company on-site labor.

Specific Duties

  • Communicate, and manage to the construction schedules and budgets
  • Work directly with Project Manager to evaluate bids for all material and subcontracted work leading to the recommendation of selected suppliers and subcontractors
  • Manage all phases of construction
  • Plan and coordinate all permit requirements and inspections; maintain inspection records
  • Plan and coordinate utility installations
  • Coordinate material and supplies deliveries and staging
  • Coordinate all activities on site
  • Schedule and coordinate Company labor on site
  • Proactively anticipate problems or issues and resolve
  • Open and secure worksite daily
  • Material procurement ensuring consistency with budget
  • Ensure safety and quality standards are met
  • Report schedule and technical status routinely
  • Do what is required to maintain progress, analyze problems and suggest solutions
  • Review, code, and approve monthly project invoices

Required Qualifications

  • A broad range of trade and craft skills and tools
  • 5+ years of strong residential construction supervision (wood framing)
  • Ability to understand all aspects of the plans documentation package
  • Written and verbal communications skills
  • Familiarity with applicable building codes and Seattle DCI policy and procedures preferred but not required
  • Computer literacy including Microsoft Office programs (Word, Outlook, Excel)
  • Valid driver’s license
  • Drug-free
  • Integrity

Preferred Qualifications

  • Strong leadership and time management skills
  • Bachelors degree in Construction Management or similar discipline
  • Experience managing project budgets and schedules effectively
